Most common causes of damp in Brownhills properties:

Typically there are six main causes of damp in a property rising damp, penetrating damp, condensation damp, structural damp, cold bridging damp, and basement damp.

Rising Damp in Barnsley

Rising Damp in Brownhills

Rising Damp often occurs in properties where there is no damp proof course (DPC) or where the DPC has been damaged or bridged. As a result moisture from the ground rises up a masonry wall by a capillary action.
Penetrating Damp in Barnsley

Penetrating Damp in Brownhills

Penetrating damp can occur at all levels of a building, but is more commonly found higher up. Porous walls, spalled bricks and degraded mortar allows water to permeate through walls from the outside.

Condensation Damp In Barnsley

Condensation Control in Brownhills

When moist air comes into contact with cold surfaces like walls, windows etc it can cause condensation damp, which is a common damp problem. The air cannot hold the moisture and tiny water drops appear. It can also occur in corners of rooms, inside or behind furniture where the air is still, leading to signs of damp.

Structural Damp

Structural Damp in Brownhills

Occurs when water penetrates due to cracks or structural issues, often related to building movement or construction defects.

Cold Bridging Damp

Cold Bridging Damp in Brownhills

Caused when warm, moist air comes into contact with cold surfaces (cold bridges), leading to localised condensation and potential damp patches.

Basement Damp

Basement Damp in Brownhills

Occurs when moisture seeps into below-ground areas, such as basements or cellars, due to the surrounding soil's pressure. This type of damp is often caused by inadequate waterproofing or drainage in these areas.

How Much Does Damp Proofing in Brownhills Cost?

Damp proofing for Brownhills property owners can be as little as £150 and starts at about £600 plus vat for the whole house.

has a conscientious process when injecting a remedial damp proof course to make sure the job is done thoroughly:

Our local Brownhills damp specialist technicians will prepare the area that requires treatment both internally and externally before the damp injection begins.  This process can involve removing fittings and fixtures such as skirting boards and radiators to provide us the ability to begin the order.

If your property has rising dampness then any salt contaminated and damaged plaster will need removed before injecting a damp proof course.

Our professional Brownhills damp proofing technicians will drill holes (around 12mm) into the wall mortar joint to a depth of around 10 - 20mm. The damp proof course will then be injected into the boreholes. They are then left in the wall; the injected chemicals will penetrate the masonry surrounding the borehole to effectively treat rising damp. Finally the silane gets to work creating a water-repelling barrier, protecting your home from mold and water damage.

After the damp proof injection , our team will re-plaster internally. Our specific re-plastering materials will ensure that any left over salts in the brickwork do not affect the new plaster.

WATERPROOFING VERSUS DAMPPROOFING

There are a few differences between dampproofing and waterproofing, especially in the context of buildings in Brownhills.  Dampproofing is intended to keep out soil moisture while waterproofing keeps out both moisture and liquid water.  Buildings have been dampproofed for years, a practice that used to be mistakenly referred to as waterproofing, but now we understand its importance in addressing rising damp treatment.

The International Residential Code (IRC), in Section R406, specifies the conditions that require either dampproofing or waterproofing. Any concrete or masonry foundation walls "that retain earth and enclose interior spaces and floors below grade shall be dampproofed from the top of the footing to the finished grade." The IRC then provides a list of the permissible materials, which include bituminous coating and acrylic-modified cement. Waterproofing is only required by the IRC "in areas where a high water table or other severe soil-water conditions are known to exist."

By comparison, damp proofing only controls water vapor from soil moisture. It won’t stop water from flowing. If you have high water tables or severe soil water conditions, damp proofing the foundation may not be sufficient. Waterproofing a foundation requires the same care as dampproofing in regard to surface treatment and drain pipe, but is much more exacting in the treatment of the wall itself. Obviously, if there is any doubt about whether or not dampproofing will do the job, it's best to spend the extra time and money to waterproof, particularly for habitable space.
